Sydney Strata Engineers acted as the Design Practitioner and Superintendent overseeing this 15 Unit balcony remediation at 20–22 Birkley Road, Manly. The scope included balcony reconstruction, concrete spalling repairs, new door systems, balustrade replacements, planter box remediation, cavity flashing upgrades, and complete waterproofing renewal. The project was delivered under a single remedial contract, managed in accordance with the Design and Building Practitioners Act 2020 (NSW). Sydney Strata Engineers were responsible for producing the scope specification and declaring all regulated designs, and superintendent-led inspection stages. All works were completed on time and within the approved budget, with SSE overseeing every STOP POINT inspection and ensuring that all documentation, variations, and quality controls met the DBP Act requirements. The project has provided the Owners Corporation with a compliant, durable, long-term solution that resolves historic water ingress and structural deterioration while improving the overall performance and value of the building.
